Rear House, 1st Floor – Apartment 1B
Rented.
Unique to this apartment: The deck!
Utilities. Natural gas heat and electricity is the tenant’s responsibility. Each tenant creates an account with Con Edison and they pay Con Ed directly. You only pay for what you use in your apartment. We think this is fair. There’s no reason for you to have to pay for your neighbor’s heat if you are at work all day (and vise versa).

The Entry.
This apartment front door entry is on a deck that is only used by this apartment! It is the closest entry to the private parking lot in the rear of our property. And is easily accessible from the driveway. Unloading items or groceries is super easy.
The table, chairs and umbrella come with the deck. The Sunbrella fabric umbrella and matching thick chair cushions are new additions on the deck!
This Sunbrella fabric is called Cast Ocean and is a gorgeous blue. It’s the color of the sky on a bright summer day. Sunbrella is the best outdoor fabric because it lasts longer in the harsh outdoor conditions and resists fading from the UV rays of the sun. The coordinating soft outdoor rug is also new and soft under foot. I love the vibrant colors and the dahlia shapes scream summertime! So you can grab your phone and a beverage and get outside and start enjoying the day you move in!
Two urns with trees and flowers flank the beautiful front door. This super insulated Feather River fiberglass front door was installed in 2007. It has an oval stained glass inset with zinc leading. The stained glass adds privacy, but you can still see who is at the front door. In 2017, I refinished the front door using a lovely and super high quality stain from Old Masters in their American Walnut color.
After the door refinishing, the lockset was replaced with a beautiful Schlage Camelot handleset in Aged Bronze. It compliments the color of the stain and finishes the look, much like the jewelry for the entire look.
In 2011 we planted 6 cute little Emerald Green Thuja Occidentalis “Smaragd” trees along the front of the deck. These trees grow to about 15 feet tall and 3 feet wide. Eventually, they should easily grow tall enough to provide not only privacy on the deck but also shade.
Sure enough, with proper watering by our irrigation system, they have already easily doubled in height and grown passed the top railing of the deck! They are so beautiful and continue to grow each year.
The Apartment.
This apartment is another great layout for a roommate situation. By this I mean, each bedroom is on opposite sides of the apartment (for maximum privacy) with common areas (like the living room and kitchen) located in the middle of the apartment for everyone to access. This apartment is our smallest but most newly renovated in 2017.
Kitchen.
The entry for this apartment is into the kitchen. We like to supply as many necessary key items as possible. In the kitchen we bought a cute rug for the front door entry. It has great coordinating colors, yet keeps the modern feel.
I installed a custom shelf over the radiator behind the front door entry. This shelf was stained with a lovely weathered gray stain and secured with iron shelf brackets of unfinished steel. They are a lovely rustic industrial farmhouse look. We also provided an industrial look iron basket with a fabric liner for the entry area. This makes a great area for a “landing” spot for keys and mail.
The kitchen was painted Benjamin Moore’s Nature’s Elements. It is a very gray beige neutral. It reminds me of the color of cappuccino or coffee ice cream! It is a great neutral for a kitchen.
The kitchen has been renovated with new cabinets, stove, countertops, sink and faucet. We also added some useful and super cute accessories!
The kitchen has a gas stove. The stove also has a elongated center griddle burner that is perfect for making breakfast. All you need is your griddle pan, and eggs! The oven is operated by an electronic panel above the stove top. Above the stove is a great vent hood that is vented to the outside. You may burn your bacon, but with this strong vent hood, all smoke and smells will be vented out in minutes!
Next to the stove is a cute little custom tile top counter. It’s the perfect spot for your coffee maker or Keurig machine. The tile makes it super easy to clean up any coffee spills. In addition, I couldn’t help but install a hanging wine glass holder under the cabinet above. It was the perfect area! We also included the blue glasses, so all you need is the wine!
The kitchen sink area is under the wide double window. You can look out on to the deck area outside while you are doing dishes. I even sewed a window valance from some extra toile fabric I had. It makes the window look more finished.
On the left side of the sink area is the washing machine for this apartment. And further to the left of the washer is the dryer. Yes, your own private washer and dryer for you to use any time you want!
The sink cabinet I had custom built out of solid wood. Solid wood stands up to wet areas and water because it can still dry out and remain in great shape. Wood actually does really well in water – what are docks made of?! Cheaper cabinets are made out of Medium Density Fiberboard (MDF) instead of solid wood. The MDF absorbs the water like a sponge and will get ruined the very first time water hits it. In addition, the cheaper MDF can mold from the absorbed water and cause illnesses. Yuck! No one wants to live with that.
The new sink is a specially ordered Thermocast acrylic sink. It is a super deep bowl with a high gloss finish. It has the beauty of porcelain, with the strength of cast iron. It even resists stain, rust, oxidation, chipping, and scratches.
With the sink, I found a beautiful new kitchen faucet from Kohler. It is an elegant Kohler Forte Single Handle faucet in brushed nickel. We only purchase quality plumbing fixtures for our apartments. I usually will only purchase either Moen (or sometimes Kohler) faucets. They are excellent quality, beautiful styles and the finishes do not wear off or tarnish. We have found these brands give us no problems and have never let us down.
Not a dish washing fan? No problem, we also installed a compact dishwasher! People are usually amazed at this cute little 18 inch dishwasher. It’s slightly narrower than a full size dishwasher, but it holds lots of dishes and flatware. It’s completely stainless steel on the inside with a top and bottom rack. It even has a heat dry setting, just in case you have company and need those dishes done right away.
Across from the sink area is the refrigerator and a larger countertop area. Above the counter, I installed a paper towel holder in the matching brushed nickel of the kitchen faucet. I prefer that all finishes are matching and the same. This makes things look like a more complete package, and not a mismatched afterthought.
I also installed all new pull knobs on the cabinets in brushed nickel to make sure all of the details are coordinating and cohesive.
Lastly, I installed an under cabinet LED light. It’s wonderful! A wave of the hand and it goes on, another wave and it goes off. And it is plugged in so no annoying recharging and no expensive batteries. It is ready whenever you need it. We have found it makes a great light to leave on when the tenants leave the house. When they come home, the kitchen is illuminated and they can see into the apartment, without leaving the overhead lights on. And at only 5 watts of power being used, you can leave it on for a long time and not run up your electricity bill!
Bathroom.
Off of the kitchen you will find the bathroom for this apartment. The bathroom is centrally located, like the kitchen, and works really well in a roommate situation.
There is one window for great ventilation and we installed a blackout fabric cordless cellular shade. This covers the window from frame edge to frame edge so no one can see in. That way, anyone using the bathroom has maximum privacy.
The bathroom is painted Benjamin Moore’s Icy Moon Drops in their Kitchen and Bath Paint especially designed for moist bathrooms. This color is a great cool contrast to the espresso colored wood vanity and matching mirror.
I installed a beautiful sink vanity called Haven in an espresso finish. On the sink vanity I installed a gorgeous granite sink in Rushmore Grey granite. It’s beautiful, durable and has lots of storage space underneath.
And over the sink I installed the large matching mirror from the Haven collection in the same espresso brown finish.
The faucet installed is the Kohler Forte Low Arc faucet in the brushed nickel finish. This is the same style and finish as the kitchen faucet so everything has a consistent and cohesive design and feel.
As I’ve mentioned before, we like to add finishing touches that make the apartment feel more finished. We installed a very cute tempered glass shelf to display all your pretty spa items!
The hardware of the shelf is finished in the same brushed nickel as the faucet. I installed the shelf up high so it’s out of reach of little hands, and also so as not to interfere with the towel bar below. The towel bar and toilet paper holder are also all the same matching lovely brushed nickel finish.
Finally, we always like to supply extra items to make sure the new tenants are prepared with just about everything they need to move in and then get right back to living their lives!
In this apartment, we not only installed the larger curved shower curtain rod in brushed nickel, but also the lovely fabric shower curtain and shower curtain liner. We also like to add some welcoming touches. We stocked this bathroom with a matching glass hand soap dispenser, toiletries, decorative tissue box cover, bath soap, bath salt spa jars, basket, towel- and wash cloths.
Look at that cozy tub! Doesn’t it just call you to come soak your day away?!! This bathroom was scrubbed clean top to bottom, stocked with goodies, and ready for the new tenants’ arrival!
Dining Room.
The dining room is located off of the kitchen and has a large double window and solid hardwood floors. Most of the rooms in this apartment are super sunny and bright because of the large windows. The blinds are closed and look at all that light!
I painted the dining room a Benjamin Moore color called Sea Haze.
It is a beautiful modern gray with just a touch of green. We thought this color was not only a perfect pairing with the hardwood floors, but also complimented the colors in the other surrounding rooms. This gives everything a cohesive look. In other words, if you’re standing in the dining room and looking at the living room, the colors pair nicely. That way, they don’t look extremely different and disjointed from room to room like everything was just
pieced together in a mismatched sloppy fashion.
We also installed a cute new spherical light fixture in oil rubbed bronze with a cool LED Edison bulb. This fixture and bulb are in keeping with the rustic industrial farmhouse design charm we wanted for this apartment.
This room also has the digital programmable thermostat. A programmable thermostat is easy to program, or it also has a default program for people working a 9 to 5 work week.
There’s no reason to heat up the a
partment all day while you are out or at work. You can simply choose the default program, and you’re already conserving and saving! The thermostat is centrally located, so everyone in the apartment can access it and adjust it to make themselves comfortable.
I also built, stained to match and installed a lovely heater shelf. This makes the top of the radiator usable space, which is always important. I made one for every flat top radiator in the apartment.
This shelf was stained with a lovely matching weathered gray stain and of course, the shelf is secured with heavy duty iron shelf brackets of unfinished steel. They again add to the lovely rustic industrial farmhouse design look we were going for. If you do use this space as a dining room, you can easily use the shelf top as a buffet for serving or display area.
Living Room.
Beyond the dining room, is the wide doorway to enter the living room.
I painted the living room a calm and comforting color from Benjamin Moore, called Stone Harbor. It is a lovely taupe gray and it is a great modern neutral that goes with everything. If you own a gray, white, black, green, brown, red or even blue sofa, it’s no problem in here. This color blends with everything! Benjamin Moore sure knows what they are doing when they create their beautiful colors.
The living has a large window and solid hardwood floors. But the best part, and main focal point is of course, the beautiful feature wall I created of solid distressed shiplap made of real solid wood!
You can’t miss how beautiful this wall looks! It’s a must-see in person. Everyone that walks in says how beautiful it is. The weathered gray stain brings out all of the depth and grain of the wood. And the distressed finish adds to the on-trend industrial farmhouse look.
There is a radiator in the living room. And I was able to also install a custom stained weathered gray shelf over the top of the radiator just like the dining room with matching brackets.
The wall color, Stone Harbor and the shiplap look like they were made for each other. Together with the crisp white trim and new white panel door against the beautiful hardwood floors make this room just plain stunning!
1st Bedroom.
Off if the dining room is the 1st bedroom. This bedroom has a solid hardwood floor, closet and 2 windows.
I painted this room a beautiful and on-trend color from Benjamin Moore called Metallic Silver. This is one of the best grays that Benjamin Moore makes. It is a clean crisp gray with just a hint of blue in it. This makes it so popular for today’s industrial farmhouse styles. I loved it so much, I painted my living room this color during the pandemic!
This corner bedroom has 2 large windows on 2 walls. One window faces the green lawn and trees of the backyard. We installed new blackout fabric cellular cordless shades on each window. This makes for complete privacy and blackout is a must for those who like to sleep a little late on the weekends.
I also installed a new solid core door for this bedroom with new brushed nickel lockset. Solid doors are a must for bedrooms. This way, if your roommate is up late watching television, but you want to get to bed early, there’s no problem. You shut your solid door and it’s super quiet in the bedroom. If you open the window at night, I’m told you can hear the brook in the backyard and allow it lull you to sleep. Who needs artificial sound machines!
The bedroom also has a closet for hanging clothes, with a shelf above for additional storage items.
This bedroom also has the top of the line dimmer installed. The Lutron Caseta Dimmer and Wireless Remote are awesome! We actually first installed this dimmer in another apartment and we quickly found out how wonderful they are. You can program the remote for specific lighting preferences.
If you are watching television and like the lights to dim, you can program that setting into the remote and it will remember for next time. You can keep the remote on your nightstand and when you’re ready for bed, click, and the room is dark and you are ready for sleeping!
2nd Bedroom.
Off of the Living Room is the 2nd Bedroom. This bedroom has a large double window for lots of light. But the showstopper of this room? The wall of closet space!! If you’re a Fashionista, this is the room for you!
Not only is there hanging space but a closet of shelves for delicate folded sweaters or shoes.
I painted the room Benjamin Moore’s Alaskan Husky color. It’s a very pretty gray with just a hint of green. It’s a very soothing color for a bedroom. And in the world of Feng Shui, is considered a very Yin color that allows for a super restful night’s sleep.
This room also received a new solid wood door installation. I installed new solid core door for this bedroom with a lovely new brushed nickel lockset. Again, solid doors are a must for bedrooms. If your roommate is up late watching television or has guests over, but you want to get to bed early, there’s no problem. You shut your solid door and it’s super quiet in the bedroom.
This room has a shorter double window to allow for plenty of light. But don’t worry because we also installed blackout fabric cellular shades. This room faces due East, so it will receive some great early morning sunshine. But if you choose to sleep in, don’t worry, the blackout fabric won’t allow the early sun to ruin your sleeping late!
This room also has a new smart dimmer installed. But this one works over the Wi-Fi and your smartphone! You can program it to a certain time of the day, say to come on at 6pm so all lights are on when you come home. Or you can control it from the app to turn it on or off from anywhere!
